Am I required to make my property available to Section 8?
Red Rock Property Management follows all State and Federal laws. Utah is one of a few states that recognizes Source of Income as a protected class. This is generally defined to include any lawful source of income including government assistance, alimony, child support or other compensation or benefit. Housing providers in Utah cannot refuse to work with renters who receive a housing choice voucher (commonly called section 8 vouchers). -
Are you licensed?
Yes, we are licensed. Our property management services are overseen by a licensed real estate broker, ensuring full compliance with industry standards and delivering professional, reliable service. -
Can I reach you after hours?
Yes, absolutely! If you have an emergency outside of business hours, please don’t hesitate to call our dedicated after-hours emergency line—we’re here to help you immediately. For non-urgent concerns that can wait until the next business day, we kindly ask that you contact us during standard business hours so we can address them promptly. Your safety and comfort are our priorities! -
Can you put the money directly into my account?
YES! Owner payments are processed by the 10th of each month and sent via ACH to the bank account of your choice, providing you with timely and reliable income. -
Do I get to see the lease or sign it?
Absolutely! When you choose us, we handle the lease signing on your behalf. Our expert leasing team will send you a copy of the completed lease for your records, so you can enjoy peace of mind while we take care of the details. Enjoy the smooth, hassle-free process! -

How and when do I get my checks?
Owner payments are processed by the 10th of each month. The fastest and safest way for you to receive payment is via ACH to the bank account of your choice, providing you with timely and reliable income. If you prefer a check, we can do that too and will mail it to your provided address once owner payments are processed. -
How is rent collection handled?
Having someone in your corner who knows tenant law and the proper notices to send is critical! We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online.
If a tenant goes beyond the grace period, we issue a late rent notice and collect the appropriate fees along with the rent. In the rare case a tenant stops paying altogether, we enforce lease terms, assist with the eviction process if necessary, and work diligently to re-rent the property. With expertise in tenant law and proper legal procedures, we’re here to protect your investment. -
How long of a lease do you sign?
We typically recommend 12-month leases, as they provide stability for both renters and property owners. However, we understand that some tenants may prefer a shorter or longer lease term. We take each situation into account, ensuring the lease duration aligns with market conditions while also accommodating the needs of our residents and owners whenever possible. -
How much security deposit do you charge the tenant?
Typically, the security deposit is equal to one month’s rent. However, we have a thorough screening process to ensure we place the best possible tenants. In some cases, an applicant may fall slightly short of certain criteria. When this happens, we may require a higher security deposit to offset any potential risk, providing additional protection for your property while still securing a qualified tenant. All security deposits are held in a trust account in compliance with legal requirements by Red Rock Property Management. -
How soon can you start managing my property?
